Before you write

Two numbers are worth confirming first, because they move DSCR more than almost anything else:

  • Property tax after reassessment. Many jurisdictions reassess on transfer. If the seller held an exemption or has owned the property for decades, your bill may be substantially higher than theirs.
  • A written landlord insurance quote for the actual address. In coastal and wildfire-exposed markets, binders routinely come back 40 to 90% above what the seller pays.

Bring those two and a rough rent figure, and the term sheet you get back will resemble the loan you actually close.
